After Purchase, when can I expect a call from Décor Consultant to book appointment?

Typically a Décor Consultant will reach out once construction on site has started. Usually the purchaser is contacted 2 weeks prior to appointment time so that arrangements can be made by purchasers to accommodate appointment time.

What should I expect from my first appointment? How many appointments am I entitled to with a Décor Consultant?

Depending on the size of house and construction stage; if it is a stacked town house or a regular town house there is only one appointment anywhere from 2-4 hours (structural and interior finishes would be done at the same time)

If it’s a larger house, Décor Consultant encourages two separate appointments. First one would be the structural appointment (2 + - hours) to discuss electrical, plumbing options and everything up to drywall stage. This includes cabinetry layout and reviewing appliances. A second appointment would be scheduled to select the interior finishes (2+ hours).

Can I make changes to my colour and material selections?

Once the paper work is signed off there are no changes that can be made.

Can I lump my upgrade costs into my mortgage and will all this be explained to me?

All options will be explained at the onset of your appointment with a Décor Consultant as there are 2 options for payments:

  1. Option #1: 100 % Visa, Master Card, Debit Or Cheque
  2. Option #2: The purchase price of the house can be amended, when we do this, there is an amendment fee that needs to be added (approx. $150.00 + HST). To exercise this option, there is a minimum cost of $5,000.00. Out of the amount that the purchaser spends on upgrades, a 30% deposit is required (payable by Visa, Master Card, Debit or cheque); and the balance of 70% will be added to the original purchase price which creates a new purchase price on the home; once we do this the builder requires a pre-approval letter from the lending institution, which can be sent via e-mail once they receive it.

What happens if a material I select becomes discontinued?

If Kingsmen gets notified that an item selected becomes discontinued, our Décor Consultant will reach out to the purchaser and book an appointment for them to come in to do a reselection.

What Design trends should I be aware of? (if any)

White cabinets with lighter countertops are still very, very popular in kitchens.

Dark grey hardwood floors are phasing out, lighter warmer grey tones, and sometimes even warm browns are coming back into style and are popular choices amongst purchasers.
